Before moving your business into an existing building
A building may appear ready for occupancy while important information is still missing. Use the inspection to document agreed conditions and identify the additional answers your move requires.
Compare current and intended use
Explain proposed storage, equipment, occupancy, and alterations. A condition inspection does not establish electrical capacity, floor loading, or zoning approval for the new operation; those questions may need additional expertise.
Trace water from roof to site
Ask about roof leaks, gutter repairs, runoff around entrances, and low areas near loading doors. Visible staining and pavement conditions can guide follow-up without establishing how the site performs in every storm.
Plan for equipment replacement
Provide HVAC and water-heating inventories, service records, and recent repair invoices. Where capital planning is included, the report can help distinguish current repair concerns from future replacement allowances.
