What Affects the Cost of a Commercial Inspection?

Compare the work included, not just the inspection fee.

How much does a commercial inspection cost?

Commercial inspection fees depend on the property and the work required, rather than a single price that fits every building. High Mark prepares a written proposal based on the inspection scope, property characteristics, access, requested reporting, and deadline.

The useful comparison is what each proposal includes. A review of selected systems is different from a full building inspection, an inspection with five-year capital planning, or a detailed PCA with a ten-year outlook.

The information that shapes your proposal

  • Size and complexity: square footage, number of buildings, floors, tenant spaces, and systems.
  • Scope: focused review, standard inspection, cost planning, or a detailed Property Condition Assessment.
  • Occupancy and access: tenant coordination, restricted spaces, roof access, equipment availability, and utilities.
  • Research and reporting: available documents, interviews, lender requirements, and reserve-planning period.
  • Specialists and separate services: environmental work, expanded accessibility, or other specialist evaluation.
  • Location and timing: travel, scheduling, property access, and the requested reporting deadline.

Separate the inspection fee from repair-cost opinions

The inspection fee pays for the agreed assessment and report. Repair-cost opinions estimate planning-level expenditures associated with identified conditions; they are not the inspection price.

Scopes 3 and 4 include the cost-planning work described on our Services page. Phase I Environmental Site Assessments are quoted separately and have their own scope and reporting schedule.
